Accessibility Design
Accessibility grading design is an extremely important factor in site design. The majority of Accessibility design elements are regulated in Texas by The Texas Department of Licensing and Regulation (TDLR) through the implementation of the Texas Accessibility Standards (TAS). These considerations are expanded by ANSI and the Fair Housing Act and other considerations for accepted practices for Recreational Facilities.
My detailed grading designs for accessibility have benefited many Austin businesses and public facilities providing safe, usable, and compliant pedestrian connections.
COA License Agreements
License agreements are legal agreements for design elements in the City's right-of-way. Downtown, West Campus, and Commercial Design Standards streetscapes require this agreement through a complex permitting process with the Real Estate Department. This process is one that I thrive on and requires negotiations with several City departments including Watershed Protection & Developement Review, Real Estate, Austin Energy, and many others. The realization of these designs intimately impacts users on a daily basis bringing street friendly environments for better living.
SITE DESIGN, PERMITTING, PROJECT CONSULTING
The complex City of Austin site development process requires a detailed understanding of the site development codes. I have successfully worked since 1989 in the Austin area with property owners, developers, civil engineers, architects, surveyors, lawyers, legal departments, area utility providers and regulators to streamline this process. A multi-faceted approach to this process is necessary and I provide designs and permitting guidance that negotiates the project from initial site design to opening day.
My experience extends beyond landscape architecture design. While some may view only the "landscape" portion of my professional title, I bring effective technical understanding to site design. This technical understanding includes site design and building code aspects that impact the outside built environment for accessibility, stormwater, detention ponds, water quality ponds, transportation, environmental, landscape, water, wastewater, other utilities, fire code and many others. I have honed these skills by working with in-house civil engineers designing every aspect of the site development permit drawing set.
